Rivals Turned Rebels

Dustin Holt, a seasoned entitlement and design expert, spent years transforming raw potential into valuable real estate opportunities. Bryce Baker, armed with an MBA and corporate processes, proved his mettle in the development world. When Dustin went
in-house with a client, he and Bryce often found themselves competing head-to-head in the industry, each pursuing a relentless vision of what the rental market could be, and struggling to convince their respective investment committees to adapt to market changes. One lunch in 2016 changed everything.

Both men sought to disrupt the traditional approach to the local rental market, so the two rebels left comfortable positions to form dbURBAN, together. They understand what others do not. The current renter’s needs differ from that of the previous decades. They chase the niche of those who choose lifestyle living. With his degree in architecture drafting and business, Dustin drives architecture and design. Bryce applies his business acumen to strategy and execution. Their synergy lies in their complementary strengths and a shared obsession with tackling what others don’t see to better the neighborhood. They deliver communities that aren’t just different – they’re a better fit for the people in them.

Each year, we divert a portion of our profits to causes that hit close to home: early childhood education, homelessness, cancer research, food banks, and self reliance efforts. We also open our doors to first responders, giving them full access to our properties to train and better understand the neighborhoods they serve. We don’t care to see our name engraved on a plaque; we simply do the right thing – always. Why? dbURBAN takes a data-driven approach to its development and asset management when it comes to multi-family communities. While every community is available for lease to all members of the public, not every community’s “design brief” is going to speak to you individually. We try to develop communities that address each unique “niche” preference that we find is currently underserved or entirely unserved in a specific location.

We are not looking to design the largest “mousetrap” for the broadest spectrum of the apartment market. We believe communities sized between 50-150 residences allow for our community managers, leasing agents, and building technicians to treat everyone as an individual resident of the community, and not simply a tenant. dbURBAN believes a “one-size fits all” approach might work for a baseball cap, but not a community.

Even before the inception of dbURBAN, its founders, independently, believed making connections to the surrounding neighborhood fabric, in any given location, was critical. As such, they wanted to make certain they instilled the importance of TIES to all aspects of a dbURBAN community. The TIES come through a myriad of different ways. They include physical ties to roadways, a trail network, mass-transit platforms or parks. They include emotional ties to the sanctity of a certain neighborhood’s character, community, natural areas, or prominent local influence. They come through architectural ties to adjacent properties, materialities, historic context, or the hierarchy of building elements. Ties are seen when making certain residents foster engagement with location eateries, cafes, and neighboring businesses. Most importantly to dbURBAN, they should be ties that connect residents of a dbURBAN community to others within their neighborhood.

One of the major ways in which dbURBAN tries to differentiate its communities from others is through designing each community with a specific resident in mind. At dbURBAN we call it curb to closet. Everything about their new home, from the floorplans to the spaces available to use through the community, including the activities and events, should speak to how our residents live effortlessly throughout their stay. We recognize and realize the design style of a specific community may be off-putting to some, but when it resonates with you, everything about the community should resonate.

We strive to curate a custom experience at each of our communities that simplifies your life and delivers on your expectations. We are small enough communities to specialize in those amenities and areas of your life that help you feel right at home and integrate that into a community. This should lead to touchpoints with other residents who have similar likes, dislikes, hobbies, styles as you.
